Turns go long when the steps happen in the wrong order: the painter is booked before the drywall is done, the cleaner comes before the painter, the lead inspection gets scheduled after the photos. This is the sequence we use.
Before move-out (day −60 to 0)
- Renewal conversation at 60–90 days. Know who's leaving.
- Send the move-out instructions letter, including the walk-through process and how the deposit works.
- Pre-market: draft the listing and schedule photos for the target ready date.
Turn days (day 0 to ~10)
- Day 0 · Keys and move-out inspection. Photograph every room against the move-in set. Note deposit deductions with evidence.
- Day 1 · Scope and approval. Make a written scope with prices and send items above your approval limit for sign-off.
- Days 2–3 · Repairs. Drywall, doors, hardware, plumbing and electrical fixes first, because everything else depends on them.
- Days 4–5 · Paint. Lead-safe practices in pre-1978 homes. Matching colors from the paint log.
- Day 6 · Floors. Clean, repair or replace.
- Day 7 · Deep clean. Inside cabinets, appliances, windows, vents.
- Day 8 · Compliance. Lead inspection or certificate where required, alarm tests, license check.
- Day 9 · Photos and listing live.
- Day 10+ · Showings.
Small things that save days
- Keep a paint and finish log for every property: brand, color, sheen.
- Stock common parts: blinds, outlet covers, smoke alarms, cabinet hardware.
- Never schedule cleaning before the last trade leaves.
- Change the locks on every turn.
