Every dollar, accounted for.
Online rent, deposits in escrow, late notices within Maryland's limit, and a statement and draw by the 10th, every month.
From the tenant to you.
Trust money moves through the sponsoring broker's escrow account, exactly as Maryland requires. Nothing touches an operating account.
Tenant pays
Online, by autopay or one-time payment. No cash.
Broker trust account
Rent and deposits are held in escrow, never in an operating account. That's Maryland law.
Bills paid
Approved repairs, HOA dues and utilities paid from your funds, with receipts.
Your draw
Statement with every line, and your draw to your bank account.
Readable in two minutes.
Rent in, fee out, each repair with its receipt, then your draw. No codes, no mystery lines. Switch months to compare.
About rent collection & accounting.
When do I get paid?
Owner draws and statements go out by the 10th of each month.
What happens when rent is late?
Automated reminder, then a late notice with a late fee (Maryland caps late fees at 5% of the monthly rent), then a call. If rent still isn't paid, we review options with you. Any court filing is handled by an attorney through the proper District Court process.
Do you hold a reserve?
Yes. A small repair reserve stays in your trust ledger so routine repairs don't wait. You set the amount.
What do I get for taxes?
A year-end owner ledger and a 1099. Your CPA will like both.
Your rental, always on watch.
We open in January 2027. Owners on the founding list get the first calls and a full rental analysis of their property before we go live.
