Full-service management, done properly.
Leasing, rent, repairs, inspections, compliance and reporting for Baltimore-area homes and small buildings. One named manager, one schedule, every month.
A rental that runs without you.
You decide the big things: rent, approvals over your limit, renewals. We handle everything else, on a fixed schedule.
We fill it
Rent analysis, photos, listing, showings, written screening, a Maryland lease and a move-in report with hundreds of photos.
We collect it
Online rent into the broker's trust account, reminders, Maryland-compliant late fees, and a call when something's off.
We look after it
Requests triaged around the clock, our affiliated crew at published rates, your approval above your limit, and photos on every job.
We keep it legal
License, lead, alarm, insurance and deposit rules tracked by date. Fair housing in every decision.
We show you everything
Statement and draw by the 10th, inspection photos twice a year, a 1099 and ledger at year-end.
You set the number. We respect it.
Routine repairs under your limit (the default is $500) get done right away so small problems don't grow. Anything above it comes to you with photos, a written price and a recommendation. Emergencies that threaten safety or the building get stabilized first, and you hear from us right away.
Water heater, 14 years old
Rust at the base. Estimate $1,640 including haul-away and permit. Above your limit, so it goes to you for approval, with a second bid available on request.
About full-service management.
What's the difference between full-service and tenant placement?
Tenant placement finds and signs a tenant, and then you manage. Full-service does that and runs the property afterward: rent, repairs, inspections, compliance and reporting.
Do I need to be local?
No. Many of our owners live out of state. Everything (agreements, approvals, statements, documents) works online.
How do I reach my manager?
One named manager is your contact by phone, email or the portal message thread. Tenants have a separate request line, so your manager isn't buried in routine calls.
Is there a minimum contract term?
The management agreement sets out clear terms and cancellation. We'll go through it with you line by line before you sign.
Your rental, always on watch.
We open in January 2027. Owners on the founding list get the first calls and a full rental analysis of their property before we go live.
