We manage properties for a living, so take this with that in mind. But some owners really should self-manage, and we'll tell you if you're one of them.
When self-managing works
- You live within 20 minutes of the property and have flexible hours.
- You have reliable, licensed contractors you trust.
- You know Maryland's deposit, lead, licensing and fair housing rules, and you keep up with changes.
- You have a long-term tenant in a newer home with few repairs.
The costs owners forget
- Your time. Showings, calls, contractor scheduling, bookkeeping. Most owners underestimate this badly.
- Vacancy. Part-time landlords usually take longer to re-let.
- Retail repair prices. Without volume, you pay what any homeowner pays.
- Compliance risk. One deposit mistake can cost three times the deposit plus attorney's fees.
When hiring makes sense
You live far away. You own more than one or two doors. Your time is worth more than the fee. Or you just want the rental to be an investment instead of a second job. A good manager should earn back part of their fee through shorter vacancy and lower repair costs.
A quick test
Put your numbers into our net-to-owner calculator. Turn on "count my time" and be honest about the hours. If self-managing still comes out ahead and you enjoy the work, keep doing it. If not, let's talk.
